Villa Cai Agua – Surface area : 350m2 – 5000m2 gardens
Villa Cai Agua is a spacious luxury villa on one floor, a large swimming pool set in a spectacular garden on different levels. This sophisticated villa is extremely well kept and housekeeping is included on week days. The villa was constructed in order to make the most of the spectacular sea and mountain views. It is perfectly discreetly integrated in a beautiful green setting.
The villa and its grounds are immaculately kept by its owners, and is extensively used for entertaining in style and privacy. It is the ideal retreat for those who want an “escape from it all” discreet location, yet with everything close by.
Exquisitely furnished with flair by its artist owners, the villa exudes relaxed sophistication. Rooms flow from each other, with plenty of light pouring in and many accesses to the esquisite gardens. The main entrance leads to a grand hall. From the hall, we access the spacious living room seating up to 18 people, with marble fireplace and glass doors to the outside, with spectacular views. The living area has various corners and seating areas. There is access to the garden from all communal rooms. The terrace, with its comfortable sofas and amazing 180º views of the ocean, is an ideal place to relax and enjoy a drink or “al fresco” meals. From here, you can see the green hills, the swimming pool, the magnificient 180º view of the sea and green valley, Guincho beach and Cascais and its coast. To the left of the hall, the large dining room is located with seating for 18 people. Next to the dining room, the large fully equipped kitchen is located, with two big pantries and a large laundry area.
Next to the kitchen we find a bedroom for 3 people, with its en-suite bathroom.
To the right of the entrance hall we find a guest bathroom; further on, a spacious twin bedroom with its own bathroom is so large 2 more beds can be added on request. To the left of the corridor we find another double bedroom with spectacular views. Finally, the main double bedroom is located at the end of the corridor, with amazing views, even from the Hollywood style bathroom! All bedrooms are spacious with plenty of storage space.
The garden is on different levels, affording many private corners and spectacular views. The swimming pool is on a lower level to the main house, as is the Sauna and Turkish bath.
There is an organic vegetable garden from which delicious fresh and healthy offerings will be brought to you by the gardener…
On the other side of the garden, the annex is located, which is a separate independent unit that can provide accommodation for 8 more people.
Pampering treatments and other activities can be organised for further enjoyment of guests.
The villa is also available for private events and is fully equipped for theses occasions.

Location
Perched on the foothills of Sintra’s UNESCO World National Park, Villa Cai Agua is located in Malveira da Serra, a quaint village between the declared World Heritage village of Sintra and the chic yet disarmingly charming town of Cascais. Regardless of its new modern edge, Cascais maintains the tradition of a fishing village where you can find beautiful shops, bars, restaurants and nightlife.
The house enjoys an exceptional location close to Lisbon and the wonderful beaches of the Estoril and Cascais coast. You’ll find the most well known one, Guincho beach where yearly windsurfing and surfing championships take place, and is only 4km from the villa. The extensive white sand expanses, the untouched dunes and the rocky and wild landscape of Guincho beach makes it a unique place to visit and enjoy. One of the largest casinos of Europe is located in nearby Estoril coast town, with its gaming rooms, bars, restaurants and evening shows.
Along the coast at 10 minutes away, you will find several seafood restaurants with magnificent sea views where you can taste the best fish and delight with the freshness of a daily catch. Many gourmet restaurants are found, a few with Michelin stars.
Golf players will find the 18-hole golf course of Penha Longa five minutes car distance from the house and four others nearby in Estoril and Cascais area. Tennis, horse riding and sailing are also close by.
You will find plenty nightlife entertainment such as discos, bars, and restaurants a 10 minutes car distance from the house in Sintra, Cascais and Estoril and at a 20 minutes distance to Lisbon.
Villa Cai Agua is nestled above the pretty village of Malveira da Serra, with a range of shops and restaurants. The village retains its traditional charm as building is restricted, and has long been sought after due to the beauty of its setting, with the coast stretched out below, and the forest and mountain above.
Sintra, a world heritage site with its castle, palaces and gardens set in lush vegetation and enjoying ravishing views is a lovely 15 minute car drive across the mountain.
Locally, there is a huge choice of the latest films in original language with over twenty screens in four local cinema complexes reachable within 10 minutes, as are two attractive shopping centres. The summer brings international festivals; classical music and ballet in Sintra, jazz in Estoril and fireworks in Cascais.
Closer in the other direction is the coastal resort of Cascais, where you will find superb beaches, restaurants, night-life and shopping, as well as a charming old town with rewarding site-seeing. Regardless of it’s new modern edge, nearby Cascais maintains the tradition of a fishing village where you can find beautiful shops, bars, restaurants and nightlife.
Lisbon is half an hour away, and with easy access to the motorway system a number of other world class cultural and historic sites make an enjoyable day trip. Lisbon boasts world heritage sites, and a rich cultural, culinary and night life.
Beaches
Guincho beach, world renowned for its beauty and surfing, is 4km away. Many other sandy beaches are close by, each with its individual character. Less than half an hour’s drive North along the coast several beaches are well worth exploring, as are some excellent fish restaurants.
Golf
Six of Portugal’s best golf courses are within a 15 minute drive, offering new and surprising landscapes, along with first class services and facilities. Portugal is a golfer’s paradise where it is possible to play almost every day of the year, with plenty to offer both beginners and advanced players.
Weather
Portugal is a year round destination. Hot and sunny in the summer, with a refreshing breeze off the sea; windier months are July and August; Spring and Autumn are mild, ideal for sightseeing. Rainy days can occur in winter, but it is rarely cold.
Getting there and around
Less than two hours flight from most European cities and seven hours from New York, the house can be reached by car or taxi from Lisbon Airport in 30-40 minutes.
Located in the protected national park of Cascais-Sintra, the property is only 4km from the motorway and so half an hour from Lisbon and its cultural attractions and night life. Taxis are available and cheap, and there is an efficient bus system from the village to Cascais and Sintra; but to get the best out of your holiday we advise car hire, as there is so much to see which is not accessible by public transport
