Villa Azeitão II – Brejos de Azeitão – Surface area : 240 m2
This villa is walking distance from the center of the village of Vila Nogueira de Azeitão, where one can pursue many different activities, from wine tasting to cultural visits and beach days. It is a new and modern house with a private back garden and small swimming pool accessible from the living room and the kitchen. Whilst the safe pool provides welcome refreshment and hours of fun for the younger ones, the barbecue adds that final detail for a perfect family holiday. All rooms are centrally heated and have air-conditioning.
On the ground floor, the large 57 m2 living room is perfect for the family reunion, with its air-conditioning and working fireplace. Seating and dining areas for 8 lead onto the garden through a large glass door; all the modern entertaining equipment is at hand, including a large flat screen Cable TV with international channels, DVD player, hifi stereo, and wireless internet.
In the garden there is a table for 6, barbecue, and of course the 7 x 4m, 1.3 m deep pool.
The fully equipped spacious modern kitchen has a breakfast area and a door connecting to the garden.
Three of the four existing bedrooms are located on the main house whereas the other one, a 30 m2 twin bedroom with en-suite bathroom is located in the annex, across the outdoor patio. On the main house, there is a spacious master double bedroom with en-suite bathroom and a large TV set with international channels; and two more bedrooms, one with a double bed the other with twin beds, which share a shower room. All bedrooms are air-conditioned.
Easy parking is also available in the street in front of the house entrance.
Cleaning once a week is included in the price.

Location
The villa is located in Brejos de Azeitão, next to the Quinta do Perú Golf Club, near magnificent beaches, vineyards and historical sites.
The village is at the edge of the beautiful Arrabida National Park which stretches all the way to the coastline and beautiful beaches. The Park was established to protect the beautiful landscape and rich variety of wildlife, including eagles, wildcats and badgers.
Apart from Lisbon, 40km away, Setubal, Palmela and Sesimbra are easily reached, making the self-catering villa an ideal base for unforgettable daily excursions.
Azeitão, where the Villa is situated, is a lovely village chosen by the nobility to build their Palaces and Quintas, due to its beauty, climate and abundant fishing and game. Some of these Palaces can still be visited today together with the various vineyards.
There is much to do at a walking distance: restaurants, shops or visit the delights of Azeitão such as the wineries of José Maria da Fonseca.
Sesimbra,a short drive away, is a quaint fishing town, famous for its castle, beaches and beautiful sea front. Palmela has a towering very well preserved castle. Setubal has excellent fish restaurants by the sea front and a ferry to the nearby resort of Troia. Boat trips are organized to watch the dolphins living in the Sado estuary.

Beaches
10km away is one of the most beautiful beaches in Portugal, ‘Portinho da Arrabida’. A sheltered cove of white sand with pine trees as a backdrop, its quiet crystal clear waters are perfect for swimming and children, and are popular with divers for their colourful underwater life. Other sandy coves lie at the foot of the limestone cliffs. Praia da Figuerinha offers sport fishing, windsurfing and sailing, and has vast sand banks at low tide. For surfers, Praia das Bicas, near Aldeia do Meco, is a popular big wave spot in the Lisbon region.
Nautical sports
For diving, the local beach has of the most interesting diving in Portugal with its grottos and abundant marine life. Sailing, windsurfing, canoeing and rowing can all be practiced in the safe bay. Golf.
Gastronomy and wine tasting
The region of Azeitão is famed for its gastronomy. The local gastronomic festival is held from June to September. Fresh grilled fish is an inexpensive delight, among with several other delicacies, such as local cheeses or pastries. Five formal wine routes have been devised in the Setubal peninsula by the ‘Rota de Vinhos’ association, combining wine tasting with sightseeing, arts and nature.
Arrabida National Park
The mountains are ideal for walks, and organized excursions can be arranged with the local nature tour companies. In the National Park, mountain biking, fauna tours, and bird watching are organised. Orienteering, cycling tours, riding and aerial sports are available and provide new experiences for beginners and experienced alike.
Golf Information
Portugal is a paradise where the golfer can play every day of the year. Quinta do Peru Golf Club (http://www.golfquintadoperu.com/) is close to the villa. Other great golf courses are nearby, such as Aroeira I and II and Troia.
Getting there and around
2 hours flight from most European cities and 7 hours from New York, the Villa is reached by car from Lisbon Airport in 1 hour. Faro airport is 2.5 hours.
A car is recommended to fully enjoy the many delights of the area.
