Luxurious and modern holiday villa located in the Natural Reserve of the river Sado within Luxury Troia Resort, a private luxury condominium. This beautiful estate borders the Sado river for and is perfect for a vacation by the beach. There are all commercial facilities just a walk away and the condominium has excellent security. You can opt for a car free holiday if your intention is not to leave the condominium as everything is within walking distance!

The villa was decorated by the internationally renowed interior designer Teresa Lucas. The sophisticated decor adds to the feeling of pure bliss and luxury. Everything was thought through to add to an harmonious and functional decoration. No expense was spared to add to the feeling of privacy, escape and luxury.

On the ground floor of the Villa Troia Mar we find the double height living area with two large sofas and seating for 10, and the dining area which can also seat 10 comfortably; a cosy fireplace provides the focal point. The main modern kitchen is spacious and well equipped, and has a separate breakfast area. For your enjoyment a large TV with international satellite channels, ipod surround sound pod and wireless internet are provided.
The living room opens via the terrace to the minimalist garden and lovely private swimming pool beyond. The terrace has outdoor furniture and it is a perfect location for outdoor meals. The garden has magnificent views of the protected dunes and sea beyond. Beautiful garden furniture is provided.
A double bedroom with its shower room is also situated on the ground floor; this room has been designed for easy access for the disabled and elderly. This bedroom has been named “The Special One” because of its extra facilites and as a tribute to a famous villa owner along the street (prize for guessing who!).
On the first floor, accessed by a open panoramic staircase, we will find a second living room with its own private terrace and sweeping sea views. To the right 2 more double bedrooms with sea views, en-suite shower rooms and terrace are located; to the left another spacious bedroom, also with its own en-suite shower room is found.
The villa has its own drive for private parking for up to 3 cars.

Time and the elements formed the dunes in Troia over centuries. Native plants prevent erosion, maintaining the natural equilibrium and character of the landscape. Wooden walkways lead from the villa accross the dunes to the ocean beaches: pathways to paradise. Troia’s special location has a unique mix of vegetation, where palm trees grow alongside pine forests, providing refuges for a rich diversity of plant and animal life. The long sandy beach walking distance from the house, is exclusive to the condominium in which the house is set.
And of course Lisbon is an easy day trip, reached in less than an hour on the motorway or via a pleasant ferry ride.

Beaches
The peninsula of Troia is a protected extension of sand which is 17 km long and 1,5 km wide located south of Setubal, between the Sado Estuary and the Atlantic Ocean. This unique delta is a refuge for blue heron and purple heron, as well as numerous species of fish. It is on of the rare places in Europe where you can observe dolphins and if yo are very lucky swim with them. Here are found some of the most heavenly beaches in Portugal’s coast such as Ponta do Adoxe, Troiamar, Bico das Lulas and Atlântica all of them facing the calm and clear sea of Setúbal. Comporta, the largest sandy beach in Europe, is just a 15 minute drive away. Best of all, is of course Troia beach on your doorstep.

Water sports
Sailing, windsurfing, canoeing and rowing are all available in the safe bay of the Sado estuary, with surfing and kite surfing at Comporta beach.

Swimming Pool
There is a large private swimming pool in the villa gardens.

Tennis
Tennis courts inside the condominium can be used by guests (small fee applies).

Golf
Guests staying at Villa Mar enjoy special fees for tee-times at the championship links at Troia Golf, within the Troia Resort.
You’ll find other first-class golf courses a short drive away, such as Quinta do Peru or Aroeira Clube de Campo.

Gastronomy and wine tasting
The region is famed for its gastronomy, with its fresh grilled fish and shellfish being an inexpensive delight. Five formal wine routes have been devised in the Setubal peninsula by the ‘Rota de Vinhos’ association, combining wine tasting with sightseeing, arts and nature.

Getting there and around
2 hours flight from most European cities and 7 hours from New York, the villa is reached by car from Lisbon airport in 1 hour. Lisbon and Setubal are alternatively accessed via a picturesque ferry ride crossing the Sado river estuary where the Sado dolphins live (See slideshow). Faro airport is 2 hours away.

Within the resort, walking distance from Villa Troia Mar you will find all the amenities you require for your day to day enjoyment: beach, tennis, golf, SPA, hotel facilities, supermarket, restaurants, club house, to name a few. You can also rent Segway electric transporters within the estate to get around in a fun way!
Although the resort is perfect for a car free holiday, a car is recommended to enjoy the many delights of the area fully.

Prices are quoted for up to 6 people.
During peak season: normal turnover day is Saturday and surcharge may apply for rentals of less than 2 weeks.
Booking conditions: 20% minimum paid at time of booking and balance on arrival in cash.
